Your fee covers the upkeep of everything outside your front door: 24 hour concierge, the pool, fitness centre, yoga studio, party rooms and courtyard, the lobby, corridors and elevators, the parking garage and its security systems, landscaping, snow removal, garbage and building insurance. It also funds the reserve fund, the savings account every condominium keeps for major repairs down the road, so the building is maintained without surprise costs to owners. 

What the fee does not cover is your own utilities. Every suite at Nautique is individually metered, so hydro, water, heating and cooling are billed to each owner for exactly what they use, nothing more. Buildings that look cheaper on paper often bundle utilities into the fee; at Nautique you pay only for your own consumption.
