Is Nautique complete?
Yes. Nautique Lakefront Residences at 370 Martha Street, Burlington was completed and closed in 2024. The building received occupancy, owners have moved in. The amenities of the building, 2nd floor courtyard, outdoor pool, 4th floor party rooms, gym with yoga studio, and 20th floor party room with outdoor terrace, are all open and in daily use by residents. A limited number of suites remain available for purchase.
Can I move in now?
Yes. The suites available at Nautique are finished homes in a completed building, available for immediate occupancy. There is no construction period and no interim occupancy period.
How can I judge the build quality for myself?
Nautique has been finished and occupied since 2024, so you do not have to take anyone’s word for it. Book a tour, walk the actual suite you would be buying, inspect the finishes, and see the amenities and the waterfront setting in use. Buying a completed home means what you inspect is what you own.

What suite types and sizes are available at Nautique?
Nautique offers one bedroom, one bedroom plus den, and two bedroom suites, with the largest two bedroom homes measuring just over 1,300 square feet. Every remaining suite is a finished, move in ready home, so you can walk the exact layout you are considering before you decide.
What suites are available right now?

How quickly can I close and move in?
We offer closings in 30 to 60 days. Nautique is move in ready, so there is no construction to wait on and no interim occupancy fees. You are buying a finished home with a firm closing date, which means you can plan your move, your mortgage and your notice to your landlord around a date that will hold.
What amenities does Nautique have, and are they open?
Every amenity at Nautique is finished and in daily use by residents. The building offers a second floor courtyard with barbecues, a pool and outdoor terrace, a fitness centre with an indoor and outdoor yoga room, a fourth floor party room with a fireplace, and a twentieth floor party room opening onto a terrace with a fire pit. All of it is open on your tour, so you can see how residents actually use the spaces rather than reading a list.
Where is Nautique and what is within walking distance?
Nautique stands at Martha Street and Lakeshore in downtown Burlington, steps from the waterfront trail and Spencer Smith Park. The shops, restaurants and patios of Brant Street, the Burlington Performing Arts Centre, and the lakefront promenade are all within a short walk, with Burlington GO minutes away. It is the rare address where the lake is the front yard and downtown is the neighbourhood.
What finishes and features come standard in a Nautique suite?
Suites are finished with open concept layouts, plank laminate flooring through the living, dining, bedroom, hallway, foyer and den areas, MDF baseboards and door casings, double glazed windows, and in suite control of heating and cooling.
Kitchens feature Corian countertops and backsplash, a single bowl stainless steel undermount sink with a Euro style faucet, and a five piece appliance package with a fully integrated panelized fridge and dishwasher, a built in oven with ceramic cooktop, and a high powered hood fan. Bathrooms feature a Corian sink, a cabinet style vanity with an integrated storage mirror above, porcelain or ceramic floor and wall tile, a temperature controlled shower head, a high efficiency toilet and an exhaust fan vented outside. Laundry is in suite. Every home also includes a two way communication system with the lobby and visitor parking, smoke, heat and carbon monoxide detection with 24 hour monitoring, an individually metered electrical panel, and structured high speed wiring to a suite network centre.
Features vary by floorplan, so the surest way to know exactly what your suite includes is to walk it. Look closely: run a hand along the tile lines, open the drawers, listen to the doors close.
How am I protected when I buy a home at Nautique?
Your home comes with Ontario’s new home warranty, backed by ADI and administered independently by Tarion. The warranty starts the day you take possession, so even though the building is finished, your coverage begins fresh and runs its full length from your move in date. It covers workmanship and materials for the first year, things like water leaks and problems with heating, plumbing or electrical for two years, and the structure of the building itself for seven. The shared spaces, the pool, elevators, corridors and parking garage, are covered too.
Your deposit is separate from all of that. It is held in trust by lawyers, and Tarion protects it as well.
And beyond the warranty, our customer care team works out of the building. If something needs attention, you talk to a person who is already here, and it gets an owner the same day.

Are maintenance fees at Nautique high? What do they cover?
No. Fees at Nautique are in line with the industry range for condominiums of comparable size and amenity offering.
Your fee covers the upkeep of everything outside your front door: 24 hour concierge, the pool, fitness centre, yoga studio, party rooms and courtyard, the lobby, corridors and elevators, the parking garage and its security systems, landscaping, snow removal, garbage and building insurance. It also funds the reserve fund, the savings account every condominium keeps for major repairs down the road, so the building is maintained without surprise costs to owners.
What the fee does not cover is your own utilities. Every suite at Nautique is individually metered, so hydro, water, heating and cooling are billed to each owner for exactly what they use, nothing more. Buildings that look cheaper on paper often bundle utilities into the fee; at Nautique you pay only for your own consumption.
Are there any utility or equipment rentals at Nautique, and what do they include?
Each suite’s fan coil, the unit that delivers your heating and cooling, is provided through a rental program with a national home services provider at $67 per month. That price includes filter changes through the year, a full warranty on the equipment, and all maintenance including emergency service for the entire rental period. Owners who would rather own their equipment outright can buy it upfront, or at any point during the lease, at a price stipulated in advance. Both the rental terms and the buyout price are set out in the purchase agreement and disclosure statement that every buyer reviews with their own lawyer during Ontario’s statutory ten day rescission period. In suite equipment rentals are standard practice in new Ontario condominiums, the vertical version of the hot water tank or furnace rental that comes with most low rise homes in this province.
How is Nautique priced for today’s market?
The remaining suites are finished homes priced for today’s market, and because the building is complete, the interval between signing and receiving your keys is weeks, not years. There is no construction period, no interim occupancy, and no multi year window in which anything changes. The price you sign is the home you walk into.
These suites are also eligible for the extended HST rebate for new home buyers, a limited time benefit that comes off your price at closing rather than being claimed back later. It is real savings on a finished home, and the window to take advantage of it is not open indefinitely.
Can my own realtor represent me?
Absolutely. We work with realtors every day and brokers are protected. Bring your agent along to your tour, or have them reach out to us directly at nautique@adidevelopments.com or 289-812-2060 to set up a time that works for both of you.
Is parking or a locker included?
Yes. Every remaining suite at Nautique includes a parking space, and a locker is included while supplies last.
Who is the builder behind Nautique?

Is my deposit protected, and can the price change after I sign?
Your deposit is held in trust by lawyers, as required under the Condominium Act, and Tarion’s deposit protection stands behind it. And because Nautique is complete, only weeks pass between signing and closing. The price you sign is the price you close at.
How were finish selections handled at Nautique?
Original Nautique homeowners were given the opportunity to personalize their suites by selecting their finishes before the building was completed. The suites available now are complete and finished, so there is no selections process: the suite you tour is the suite you buy.
How do I report a warranty item after I move in, and who handles it?
Anything under warranty goes directly to ADI’s on site customer care and warranty team during the warranty period, and it will have an owner the same day. Ontario’s Tarion process runs alongside: the 30 day form, the year end form, and the MyHome portal for tracking submissions.
Who manages the building after closing?
Nautique is managed by FirstService Residential, one of the largest property management companies in North America. There is also a 24 hour concierge in the lobby, so there is always someone on site if you need something.
Is Nautique pet friendly?
Yes. Pets are welcome at Nautique, and the waterfront trail and Spencer Smith Park are right outside the door for daily walks.
Can I rent my suite out? Are short term rentals allowed?
Yes, you can lease your suite. Short term rentals and Airbnb style stays are not permitted at Nautique. That rule protects residents: the building stays a community of neighbours rather than a rotating set of guests, and the amenities, elevators and parking garage are used by people who live here.
How does the HST rebate work for Nautique suites?
Nautique’s prices already reflect Ontario’s temporary enhanced HST rebate, available only on agreements signed between April 1, 2026 and March 31, 2027. You assign the rebate to us and we credit it at closing, so it comes off
your price directly. You sign one CRA form with your purchase paperwork and we handle the rest. Eligibility conditions apply, including that the home is your primary residence.
Starting price shown reflects the new Federal and Provincial HST Rebate, assigned by the purchaser to the vendor, and assumes the purchaser qualifies for the rebate. What has ADI built in Burlington?

All six are delivered, occupied and warrantied. Realm, our newest, was built in 23 months and welcomed its homeowners this spring. Go and see them. Every one of these buildings has people living in it, and that is the part of a builder’s record you can check for yourself.
Does ADI stand behind its homes?
Yes, long after the warranty period ends. The warranty sets a minimum, and we work well past it. Our teams are based in the buildings themselves, not dispatched from an office across the city, so when something needs attention you are talking to someone who is already here. Most items are resolved within three business days, and often within the hour of the call.
The record backs it up. Fewer than 10 percent of homeowners at our three most recent communities submitted a warranty claim in the first 30 days, and fewer than 5 percent across the first year. That is what building it right the first time looks like.
We stay after the warranty ends because these are our communities. We built them, our name is on them, and we are still building in this city. That relationship does not have an expiry date.
